Residential & Commercial Work

One crew for occupied homes and for spaces that have to open on schedule.

Overview

How we approach residential & commercial

The work is the same in a house and in a storefront. What changes is everything around it: who is in the building while you work, what has to stay usable, when noise is allowed, and what happens if the schedule slips by a day. GMK Pro Service runs both, and we run them differently on purpose.

In an occupied home, the priority is that the family can live there. That means containment at the doorways so dust stays in the work zone, floor protection on the path from the door to the room, tools staged out of walkways, and a space that is safe and tidy at the end of every day rather than only at the end of the job. We tell you which room is out of service and for how long, and we hold to it. If you have small children, pets or someone working from home, we plan the loud phases around it.

In a commercial space, the priority is revenue. A restaurant cannot lose its dining room for a week and an office cannot close its main corridor during business hours. So commercial jobs get a phasing plan in writing before we start: which zones we take, in what order, what stays open, and which work happens at night or on a Sunday. Barricades, signage and a clean, walkable boundary between the work and the public are part of the scope, not an afterthought.

Property managers and builders have a third set of needs, which is repeatability. A unit turnover is worth more when the price and the result are identical every time. We quote per-unit for repeat work, keep the same crew where possible, and report completion the same way each time so nobody has to inspect what they already trust.

Across all three, the constants are a written scope, an honest timeline and a walkthrough before final payment. Ninety percent of the friction on a job comes from something that was assumed instead of written. We would rather spend an extra half hour at the estimate than argue about it later.

What you get

Six things that decide the result

Written scope every time

What is included, what is excluded and what the timeline is, before any work begins.

Occupied-home protocol

Dust containment at doorways, protected walking paths and a safe, tidy space at the end of each day.

Commercial phasing plan

Zones, sequence and hours agreed in writing so the business stays open while work proceeds.

After-hours and weekend work

Night and Sunday scheduling when a space cannot lose access during business hours.

Repeatable per-unit pricing

Fixed pricing and consistent results for property managers and builders handling turnovers.

One point of contact

The same person from estimate through walkthrough, so nothing gets lost between crews.

How we operate

  • Written scope and fixed price

  • Daily cleanup, not just final cleanup
  • Walkthrough before final payment
Step by step

From the first call to the walkthrough

1

Site visit

We look at the space in use, not just on paper, and note access, hours and constraints.

2

Scope and phasing

A written plan: zones, sequence, hours, protection and exclusions.

3

Set up

Containment, protection and signage before tools come out.

4

Execute by zone

Work proceeds zone by zone so the rest of the space keeps functioning.

5

Hand back

Walkthrough per zone, cleanup, then final invoice.

Straight talk

Why the plan matters more than the labor rate

On a commercial job, the expensive part is almost never the contractor's hourly rate. It is the day the space could not open, the customer who found the entrance blocked, or the trade that showed up to a zone that was not ready. A phasing plan that keeps the business running pays for itself many times over compared to a lower bid with no plan attached.

In a home, the equivalent cost is disruption. A job that spreads across every room at once, with tools in the hallway and dust in the kitchen, feels twice as long as one that takes a room, finishes it and moves on. Sequencing is free. It just requires deciding the order before starting rather than during.

Real projects

Residential & Commercial work in the area

Commercial restroom with white square wall tile, a tiled floor and three urinals between privacy screens
Square-format wall tile held plumb across a long commercial run
Drinking fountain alcove with a pale blue tile wall between two navy walls in a school corridor
Alcove tiled tight to both returns, with the base course carried through
Freestanding yellow and purple tile feature wall in a commercial interior still under construction
Feature wall finished while the rest of the unit is still in rough construction
Row of wall-hung sinks against white tile with blue and green vertical bands and individual mirrors
Sink wall tiled around every bracket and supply without a patch
Questions

Residential & Commercial: the seven we hear most

In most cases yes. We divide the space into zones and take one at a time, with a clean barrier between the work and your customers. Where that is not workable, we shift the loud or disruptive phases to nights or Sundays and put the schedule in writing before we start.

Yes, for commercial jobs and for homes when there is a reason. After-hours work is quoted differently because of crew scheduling, and we tell you the difference upfront so you can decide whether it is worth it.

Zip-wall containment at doorways, plastic on openings, floor protection on the path in and out, and negative pressure with a fan and filter when a job produces heavy dust. Nothing eliminates dust entirely, but this reduces it to something a normal cleaning handles.

Whatever your building or your management company requires on file. Ask during the estimate and we will send our current documentation ahead of the start date, along with the written scope, so nothing holds up access on day one.

Yes. Repeat work such as unit turnovers, new-build flooring packages and scheduled cleaning gets per-unit pricing, which is usually below one-off rates because the crew, materials and sequence are already established.

You hear it from us the same day, with a revised date. Most slips come from materials or from another trade, and both are easier to absorb when you know early. We would rather tell you about a two-day delay than quietly hope to make it up.

One point of contact from the estimate through the final walkthrough. You are not passed between an estimator, a scheduler and a crew lead who each know a different version of your job.
